Goleta Real Estate
Identifying and structuring compelling lending opportunities within the real estate sector. Our strategy is centred on disciplined credit underwriting, capital preservation, and the generation of attractive risk-adjusted returns through exposure to real asset–backed financing.

Note: This is a private fund, closed to new investors.

Goleta Real Estate was established as a natural extension of Goleta’s broader alternative investment platform, leveraging our experience in private markets, structured finance, and opportunistic credit. The strategy represents a focused application of our underwriting discipline to real asset–backed lending.

Rather than acquiring property directly, the Fund originates and participates in a diversified portfolio of carefully structured real estate loans, providing financing solutions to experienced sponsors and developers across selected residential and mixed-use projects.

Our approach emphasises senior and selectively structured credit positions secured against tangible assets:

-
Conservative loan-to-value parameters and robust covenant protection
-
Rigorous due diligence and sponsor alignment
-
Active monitoring throughout the life of each loan

We recognise the cyclical and localised nature of real estate markets. Themes such as urban regeneration, sustainable development, and evolving residential demand inform our underwriting, while our primary focus remains downside protection, income generation, and disciplined capital deployment.

By leveraging the analytical capabilities and governance framework developed within our alternative investment platform, we seek to identify transactions where structural inefficiencies or capital constraints create attractive lending opportunities with strong collateral backing.

Past performance is not indicative of future returns, and there is a risk of losing all or part of your investment. The fund is subject to, amongst others, risks of investing in real estate funds and private equity, risks of leverage, risks of borrowing and capital erosion risk. Please refer to the Prospectus for more information on associated risks. This document can be requested free of charge at the registered office of the fund.
